Project Overview

The Tauranga City Council offices at 90 Devonport Road are New Zealand’s largest mass timber office building, designed to achieve a 100% reduction in embodied carbon and a 6 Star Green Star rating. The building’s timber-first approach demonstrates how innovative prefabrication and careful material selection can combine to deliver both environmental performance and aesthetic appeal. According to Warren and Mahoney, “Sited at a location that is of both the sea and land, 90 Devonport Road can seek to connect its people to its surroundings with enhanced and designed pedestrian experiences, orientation, amenity and outlooks,” highlighting the careful consideration given to place, connection, and occupant experience.

For the interiors, a combination of Interface and Forbo flooring was used, providing durable, sustainable, and high-quality flooring. The Interface Upon Common Ground Carpet Tiles and Forbo Marmoleum work seamlessly together, complementing the building’s natural tones and supporting its overall design concept. The selection incorporates a range of soft, earthy colours, that reference the Pohutukawa tree that was protected on site during construction, creating floors that harmonise subtly with the building’s warm timber structure while enhancing the overall atmosphere of the space. Both flooring systems incorporate recycled content and are manufactured using renewable electricity, contributing to the project’s strong sustainability credentials.
